01 — Choose the service
Choose the service
Site surveying measures what actually exists (the levels and features of land, or the true dimensions of a building) and delivers it as accurate drawings you can design, build or submit with.

As-Built Drawings
Accurate record drawings of how your building was actually built, for handover, submission and renovation.

Topographic Survey
Accurate site levels, contours and feature maps: the true picture of your land before design begins.

Setting Out Survey
Your design marked on the ground exactly where it belongs, then checked once it's built.

Measured Building Survey
Precise dimensions, plans and elevations of an existing building, captured by laser scanning.

How to choose a survey company in Dubai
Most survey companies in Dubai can measure a site. What separates them is whether the drawings can be trusted later, by your designer, your contractor or an authority. Five questions are worth asking before you appoint anyone:
- What kind of survey is it, legally? Legal plot boundaries (cadastral and affection-plan work) can only be certified by surveyors accredited by the Dubai Land Department; check the DLD’s list of accredited surveying companies. Topographic, measured, as-built and setting out surveys for design and construction are engineering surveys, and that is the work Dervoss does.
- Which control network and coordinate system? Ask what the survey is tied to. In Dubai, drawings should be on the DLTM grid used by Dubai Municipality, or on your project’s own datum, and the report should say which.
- Is the accuracy stated in writing? A survey report should state the accuracy achieved, not just promise “high accuracy”. Dervoss’s laser-scan-based surveys are accurate to ±2 mm, and every delivery says so.
- What exactly will you receive, in which formats? DWG and PDF as standard, plus terrain models, point clouds or Revit models where the job needs them. Agree the list before the survey, not after.
- Can the same team take it further? The survey is often the first of several: setting out, as-built drawings at handover, a BIM model for a later renovation. One team on one control network saves re-surveying.
Not sure which survey your project needs? The which-survey guide answers that by outcome, in plain language.
03 — Questions
Which one do I need?
What kind of survey do I need for my project?
Land before you design: Topographic Survey. An existing building you're renovating or documenting: Measured Building Survey or As-Built Drawings. Marking the design on site, or checking what was built: Setting Out & Verification. Full decision tree in the which-survey guide.
Do you do land surveys / plot boundary surveys?
We provide topographic and measured site surveys: the shape, levels and features of your land. Legal plot-boundary (cadastral / affection-plan) surveys require a separate government licence and are not a service we currently offer. For design, planning and construction data, we're the team.
What do I receive?
Contour and level drawings, measured plans, sections and elevations as AutoCAD DWG + PDF; digital terrain models and area calculations where relevant.
How accurate are your surveys?
Survey-grade instruments (total station, GNSS, 3D laser scanner), with accuracy stated per project in the accuracy report.
How much does a site survey cost in the UAE?
Depends on site size, access and deliverables. Send the plot or building details and you'll get a fixed quote.
