01 · Real Dervoss deliverable
Digital twin model
An accurate Revit model of the asset as it stands today, modelled from the laser scan at the level of detail your operations team needs.
3D Scanning & BIM — 01
A digital twin is an accurate, up-to-date 3D model of a real building or facility, built from laser scanning, used for operations, maintenance and planning.
Dervoss provides digital twin across Dubai, the UAE and Saudi Arabia, captured and produced by one in-house team.

Real Dervoss model: a villa modelled in Revit from a laser scan, the starting point of a digital twin
02 — What you receive
2 deliverables

01 · Real Dervoss deliverable
An accurate Revit model of the asset as it stands today, modelled from the laser scan at the level of detail your operations team needs.

02 · Real Dervoss deliverable
The registered point cloud the model is built from, handed over with it, so any later question can be checked against the real geometry.
Formats
Revit (.RVT)IFC.RCP / .E5703 — When you need it
01
Operate from a model that matches the building, not decade-old drawings.
02
Plan works, access and logistics against accurate geometry.
03
Where complexity makes accurate documentation pay for itself.
04 — How it works
Step 01
We survey or scan your site with survey-grade instruments: every surface and dimension captured in a single visit, with minimal disruption.
Step 02
The field data is processed, registered and checked into one accurate dataset, the verified foundation everything else is built on.
Step 03
Our in-house team produces your deliverables (drawings, maps, reports or Revit models), reflecting exactly what is on site.
Step 04
You receive your files in the agreed formats, with an accuracy statement. We stay available for revisions and questions after handover.
05 — In detail
A Dervoss digital twin is built on the same in-house chain as our Scan to BIM work: the asset is captured with the Trimble X9 laser scanner, then modelled in Revit at the level of detail your operations team needs. The deliverable isn’t a picture of the facility; it’s a working reference that answers operational questions: what’s installed where, and what the real clearances are before anyone mobilises.
A BIM model documents the building and is usually frozen at handover; a digital twin is that model put to work in operations, kept current as the asset changes. If you need accurate documentation for a project (renovation, retrofit, handover), an as-built BIM model is enough, and we’ll say so. If you operate a large or complex facility and the model should keep answering questions years after handover, that’s the twin. Both start from the same scan, so you can begin with the model and grow into the twin without re-capturing the whole site.
06 — Why Dervoss for digital twin
One team from site capture to finished drawings and BIM models. No hand-offs, no offshore modelling shops, no gaps between what was scanned and what was drawn.
01
No hand-off between a scanning company and an offshore drawing shop: the team that measured your site produces your deliverables.
02
Trimble X9 laser scanning and survey-grade instruments, accurate to ±2 mm, with an accuracy statement per delivery.
03
All seven emirates, Saudi Arabia and the wider GCC, with deliverables prepared for local authority requirements.
04
On site within 24 hours of a confirmed LPO; urgent concrete and utility scans often same-day.
07 — Questions
A digital twin is an accurate, up-to-date 3D model of a real building or facility, built from laser scanning and used in day-to-day operations, maintenance and planning: a model that works, not just a picture.
Honest answer: for large or complex operated assets, yes: it pays for itself in planning and maintenance. For a single villa, an as-built model is enough. We'll tell you which applies to you.
A BIM model documents the building; a digital twin is that model put to work in operations and kept current as the asset changes. Both start from the same scan.
When the building changes, after a fit-out or a retrofit for example, the changed areas are scanned again and the model is updated from the new scan, so you don't start from scratch.
Per asset: scope depends on size, complexity and what your operations team needs the model to do. Send the details and you get a fixed quote.
